The borrower clients for this project were a well-established group out of Vancouver along with a local builder based in Calgary. The financing for this townhouse sale project entailed a unique combination of high-leverage, a low pre-sale threshold, with interest rates only marginally above conventional rates. The flexible financing structure also allowed the Borrower to phase the development and enabled them to close on the land purchase with an initial land advance. This allowed the Borrower to minimize their cash investment and maximize their profits by selling more units at completion.
